Located at the northern gateway of the College Hill Business District, HaNoBe at Linden Square (formerly College Hill Station) has transformed over 7.5 acres of long-vacant land at Hamilton Avenue and North Bend Road into a vibrant, $30M mixed-use development—realizing a community vision nearly 15 years in the making.

The development includes 171 market-rate apartments, over 10,000 square feet of street-level retail, 240 on-site parking spaces, and enhanced streetscapes along both major corridors. At the west end of the site, 31 single-family townhomes and a new neighborhood park further enrich the community fabric.

Bayer Becker provided integrated land surveying, civil and transportation engineering, and landscape architecture services. Our team led zoning and permitting efforts, including re-zoning through the City’s form-based code, right-of-way dedications, lot splits, and reciprocal easement agreements. We also managed multiphase site and right-of-way permitting for streetscape improvements through DOTE.

Serving as a consistent partner across multiple phases, Bayer Becker helped unify the efforts of developers, community stakeholders, city agencies, and design teams—contributing to the creation of a thriving, connected community asset.
