ZF Steering’s expansion featured unique design challenges including simply proving it was feasible. Bayer Becker submitted multiple design possibilities to the Northern Kentucky Tri-County Economic Development Corporation to illustrate to ZF Steering that expansion was achievable at their existing site and there was no need to relocate to another state. Their 33 acre expansion features the addition of 2 new buildings totaling 247,767 square feet.
The property is owned by the Greater Cincinnati Airport (CVG) and sits in line with an existing runway at CVG Airport. This location required Bayer Becker to submit information to CVG for FAA approval. Multiple review agencies were also involved with the site design because the site sits in unincorporated Boone County, but its water and sewer service is provided by the City of Florence.
The site also contained stream and wetland areas that needed to be protected. ZF Steering utilized the services of a wetland consultant for the project’s wetland permitting. Bayer Becker worked with the consultant, providing designs calling for limited site disturbance allowing the project to pursue a nationwide permit, instead of an individual permit, which helped expedite the construction process. A short construction schedule was important to the client, so our knowledge of regulations for both Boone County and the various jurisdictional agencies, including the Kentucky Sanitation District, was vital in keeping the shortened schedule on track.
