Bayer Becker has been working with Duke Energy since 2010 in support of their Site Readiness Program. To date, we have worked on over 20 sites providing data gathering and analysis, master planning and conceptual design. Duke Energy worked with the various economic development departments in southwest Ohio and Northern Kentucky to identify large tracts of land prime for development or redevelopment. Once the sites are identified, our team prepared a site assessment, including the physical environment and topography and slopes, soils, wetlands and streams, utilities, circulation and land use and zoning, and the site in its context of the surrounding community. This work was completed in conjunction with a suitability, economic, and market analysis prepared by a national site selection firm. The findings were presented to the local jurisdiction and stakeholders and additional information was gathered. This information, then, formed the basis for the master plan. This plan was prepared as an illustrative plan showing how the site could be developed, giving the property owner and the economic development community a complete packager that could be shared with prospective developers and end users.
