Project Highlight
As part of a nationwide facility improvement program- the Federal Government, through the General Services Administration (GSA), was looking to relocate the Cincinnati FBI field office from its cramped existing office in downtown Cincinnati, to a state-of-the-art facility with room for future expansion.
The Molasky Group from Las Vegas, Nevada was chosen to build the new field office and subsequently lease it back to the GSA. The Molasky Group chose Bayer Becker to provide a wide range of services on the project- beginning with due diligence, progressing into development drawings, and ultimately providing detailed construction drawings for the civil site work, landscaping , irrigation plans and LEED documentation. The FBI Field Office received LEED Gold Certification.
The site chosen for the new field office was a challenge due to the proximity of existing residential lots. The site was bounded on two sides by established neighborhoods. Getting the support of the surrounding residents for project was an important key in obtaining approval at the Township Zoning level. Bayer Becker assisted in coordinating open-house style public meetings with neighboring residential property owners to build public support for the development.
Bayer Becker also provided construction administration for the project. Weekly team meetings were held to maintain the project’s tight schedule, shop drawings were reviewed, and all site and landscaping questions for the contractor were handled in a timely fashion. Bayer Becker performed a final site inspection and site punch list for the contractor to address before the building would be turned over to the owner.
The project was a success in the eyes of the developer, the township, and surrounding residents. Bayer Becker’s role in the project was an important part of the overall success of the project- starting at the early conceptual phases and continuing until the site was complete and occupied by the new tenant.
