Shaker Run exemplifies Bayer Becker’s expertise with large scale residential design. Located in Turtlecreek Township, Shaker Run features both single and multi-family homes and a central recreation facility surrounded by the award-winning Shaker Run public golf course.
Bayer Becker provided master planning services for the roadway and lot configurations to establish the conditions of the PUD zoning district and meet the client’s programming needs. To provide service for the development and surrounding area, Bayer Becker also completed an overall design for the extension of a sanitary trunk main and large diameter water main through the site. Three Texas Gas transmission mains and several Duke Energy overhead lines run through the site, so coordination of proposed development with these existing utilities was crucial. An overall storm water master plan, including detention and water quality, was developed for the project. Bayer Becker also provided roadway improvements and widening on Greentree Road, the main thoroughfare leading into the development.
Working with the golf course was a key component of the project’s design. As Shaker Run grew, property lines were adjusted and easements were obtained from the golf course to allow for additional phases to be developed. Bayer Becker also had to ensure design wouldn’t interfere with the day to day operations of the golf course.
Because of the project’s location and size, multiple jurisdictions were involved in the permitting process and Bayer Becker’s relationships with local jurisdictions ensured the project stayed on track. This experience, combined with Bayer Becker’s core value of service to the client, helped to make Shaker Run a development that continues to grow and shape its surrounding community.
