Where Creativity Meets Functionality

Paycor and MSA Architects did not have to look far to find a design consultant with knowledge of their site, and in-fill redevelopment site plan expertise. Having already provided design services on the adjacent properties at Linden Pointe on the Norwood Lateral, Bayer Becker was able to seamlessly provide integrative site design services for Paycor’s new corporate headquarters, a four story 135,576 square foot building that will be capable of accommodating their successful growth with up to 750 employees within five years.

Bayer Becker’s ability to provide designs for projects with challenging, intricate topography is on full display with Delta Flats, an apartment complex featuring 76 one bedroom apartments, fitness center and pool situated on 3.8 acres at the northwest corner of Delta Avenue and Columbia Parkway in Columbia Tusculum. The project sits at the base of a steep hill that features existing development at the top. Design for Delta Flats had to account for the hill and ensure that sliding wouldn’t be an issue.

Bayer Becker’s design improvements for the Country Squires Lake Dam helped address deficiencies and bring the dam into compliance with the Indiana Department of Natural Resources’ (IDNR) dam safety requirements. Constructed from 1975 – 1976, the earth embankment dam is approximately 35 feet in height and 750 feet in length and has been designated with a “High” hazard classification due to the potential damage to downstream properties, roads, and utilities should a sudden breach occur.

The Digital Futures Complex is the first step in development of the Uptown Innovation Corridor. The $200 million development will feature a 10 story, 250 guest room hotel, office buildings, and parking. With pedestrian safety and engagement at the forefront, the development will prioritize greenspace,  public art, and offer different programmable spaces for music events or lectures.

Located in the heart of the historic East Walnut Hills neighborhood, this $55 million mixed-use project will consist of two buildings across 6.2 acres. The Woodburn Exchange will offer 322 apartments, 15,000 square feet retail, structured parking, a linear park that runs between the two complexes, as well as garden amenity and first-class pool for its residents. 

The redevelopment of the former Anthem site is expected to bring more than 450 new residents to the community. The street-level space is expected to host
restaurants and bolster the nearby business districts.

Aberlin Springs is a unique community to the tri-state region of Ohio, Kentucky and Indiana. This is the first true agri-community in the three states, offering farm to table living and a place for the community to grow, restore, and reconnect to the land that feeds them. 

Bayer Becker developed the community master plan, comprised of 142 single family homesites that vary from small cottage homes clustered around a central courtyard to sprawling estate lots. It was important for the master plan to allow for flexibility, adjusting according to market demand.

Rivercenter is a full service bicycle center located along the Great Miami River Recreational Trail.  Strategically located to take advantage of views to the Great Miami River, the facility includes administrative offices, restrooms, educational facilities, parking lot, and rain gardens.  The project serves as a trailhead for access to the regional trail and can support events that take place at the AK Steel Performance Pavilion located directly north.  Bayer Becker provided surveying, civil engineering, and landscape architecture services on this project.

Bayer Becker continues to strengthen our long history of working to increase affordable housing communities throughout Cincinnati's urban neighborhoods with Roselawn Gardens. This development is a transformational project for the community, replacing a former vacant and blighted commercial structure and revitalizing the high-visibility site within the neighborhood. It offers much needed affordable housing for seniors over 55 years of age. The four story facility offers residents 50 energy-efficient independent apartments with first floor community space.

Bayer Becker provided civil engineering and landscape architecture services to improve the streetscape components along Elm Street and at the pedestrian entries to the historic building. Bayer Becker also designed new loading facilities at the back of the house and upgraded existing utility services that were not functioning properly.
